Frequently Asked Questions

What is a home inspection?

A home inspection is a thorough evaluation of a property's structure, systems, and components to identify potential issues before buying, selling, or maintaining a home.

Do I need to be home during the inspection?

While not required, it’s highly recommended so you can ask questions and get firsthand insights into any findings.

How long will the inspection take?

Most inspections take 2 to 4 hours, depending on the home's size, age, and condition.

What does a home inspection include?

A standard inspection covers the foundation, roof, exterior, HVAC, plumbing, electrical systems, attic, insulation, and interior features.

Does a home inspection come with a warranty?

No, a home inspection is a visual assessment, not a guarantee or warranty. It identifies existing issues but doesn’t predict future failures.

Will the inspector test for mold, termites, or radon?

These require specialized testing and may not be included in a standard inspection, but many inspectors offer them as add-ons. S&A Inspection Services offers radon testing and mitigation as an add-on, but we are not able to test for mold or pests.

What happens if the inspector finds problems?

The findings help buyers negotiate repairs or pricing with the seller. In some cases, serious issues might lead a buyer to reconsider the purchase. Each inspection comes with a detailed report on all findings so you have all of the information needed to make the best choice for you and your family.

My home is a new construction. Do I need a home inspection?

Yes! Even new homes can have construction defects or incomplete work that an inspection can identify before move-in.
